21 East Apartments – A Smart Package Room Solution Case Study:
There are instances, however, when a property may experience challenges that would cause them to rethink the layout or functionality of their Smart Package Room solution. This was the case with the team at 21 East Apartments in North Attleborough, Massachusetts.
Located in the heart of Attleborough, a quick drive away from Providence, RI, 21 East Apartments provides its residents with a curated list of amenities and amazing leisure areas. Their one-and-two-bedroom apartments feature gourmet kitchens, breakfast islands, oversized closets, cozy patio views and spacious bathrooms. They are pet-friendly and provide residents with convenient EV charging stations, an easy-to-access fitness center and a resident clubhouse that can be used to entertain friends and family.
For package management, they have been using a Smart Package Room solution since 2021. With 194 units on the property, their package room has five zones to handle all their resident’s incoming packages. The room is flexible, allowing for any size and type of package to be delivered into it. It includes a MobileKiosk™ device, which allows couriers to deliver bulk packages into the room easily and quickly. The labeled shelves and bins facilitate both a speedy courier delivery and resident pickup for the standard and flat packages. Plus, an oversized area fits the largest of deliveries, from televisions to tires to mattresses.
Residents at 21 East Apartments appreciate the frictionless package pickup experience that their Smart Package Room solution provides. Their packages are stored securely behind a closed-locked door that they have 24/7 access to, allowing them to manage pickups at their convenience. Presence sensor cameras provide 24/7 monitoring in the room, while each package has a digital bread crumb trail and is time-and-date stamped. Residents love the fact that they receive an automatic pickup notification when their packages are delivered into the room, and when they arrive, they can follow the laser, light and audio guidance directly to their package.
Though resident feedback on the room was positive, property staff began seeing issues with packages delivered by Amazon. The team had taken the time to train their UPS and FedEx couriers on how to properly deliver packages into the Smart Package Room system, however the high turnover rate of Amazon drivers made this kind of training difficult. The management team at 21 East Apartments–including Alyssa Wetherell, Property Manager, and Stephanie Kellerman, Leasing Agent—met with the Smart Package Room team to find a creative solution to this issue.
They invited Smart Package Room’s Client Success Manager, Patrick Winkelman, and their Client Experience Manager, Nancy Sawyer, to North Attleborough to look at 21 East Apartment’s Smart Package Room system. After Patrick and Nancy spoke with Alyssa and Stephanie and toured the room, they concluded that an Amazon-specific solution was possible.
They created a non-tracked section of standard shelving that was for Amazon use only. This way, Amazon delivery drivers could enter the room and scan in the resident’s packages using their Amazon scanner, then place them on the shelf. Residents receive a notification from Amazon that they have a package ready for pickup, then use their permanent PIN to enter the room and locate their package on the Amazon shelf.
This creative fix improved the site’s Amazon deliveries and is a great example of how the flexibility and customization of all Smart Package Room systems are meant to make the lives of property staff and residents easier.
We recently checked in with Alyssa and Stephanie to see how their system was working. They raved about the positive effects of the Amazon reconfiguration, saying how much more streamlined and easier-to-use the Smart Package Room solution is now.
